POSITION SUMMARY: Maintains related building facilities and physical plant mechanical equipment for Blue Skies of Texas in order to insure a reliable and safe environment for residents, visitors and employees. The trained and experienced MT3 will work independently and with Blue Skies and contracted maintenance personnel to insure the timely and correct maintenance
of all physical plant facilities. GENERAL REQUIREMENTS: Duties include but are not limited to the following: Preventive maintenance, emergency repairs, service calls, normal repair and minor construction of apartments and cottages, healthcare centers, Freedom House Alzheimer's care center, and general area facilities, equipment, systems and grounds, heating, ventilation, and air conditioning (HVAC) systems, heat pumps, air handlers, boilers, chillers, cooling towers, appliances, freezers, ice makers, water softeners, emergency generators and boiler systems, and any other mechanical systems or equipment assigned.
Must be able to respond to and address emergency situations in a prompt,
safe, and correct manner without supervision and in accordance with established safety procedures.
Must ensure tools and equipment are kept clean, in good repair, and accounted for at all times. Keeps work area clean and safe at all times. Must be able to speak, read, write, and follow verbal and written instructions in English, as well as relate well with elderly people and in a customer service environment. Critical thinking skills and independent thought and action are integral to performing the functions of the position. Note: If assigned to the Blue Skies West campus, the MT3 is also responsible for the safe and proper operation, maintenance, and repair of the municipal water treatment plant.
EDUCATION AND EXPERIENCE: Required: High school diploma or equivalent. Possess a minimum of at least five year's work experience in the maintenance or repair field. Trade school can be considered. EQUIPMENT AND COMPUTER OPERATIONS: Proficiency with maintenance tools and related equipment needed to maintain a large Continuing Care Retirement Community complex. Training will be provided to familiarize incumbent with work-related equipment to ensure safety and proper operation during use. CERTIFICATES, LICENSES, AND REGISTRATIONS: Required: Must be EPA-certified to handle refrigerants.
Possess and maintain a current, valid Texas Driver's License with good driving record and remain insurable by Blue Skies carriers. ESSENTIAL DUTIES AND RESPONSIBILITIES: Plans, organizes, and manages assigned work orders to achieve greatest productivity and work efficiency with safety and quality of work being highest priority. Complies with all maintenance department and Blue Skies of Texas safety rules, regulations, and general policies. Responds immediately to emergency maintenance calls, ensuring the safety of residents and facilities. Responds quickly to all work orders, prioritizing urgent and life safety-type work orders.
Completes Daily Time Sheets and all components properly in a timely manner and accordance with established policy. Assists in maintaining inventory of materials, parts, supplies, tools and equipment; responsible for ensuring that tools are accounted for at all times and maintained in good working order. Ensures all Company-provided, job-required tools to include tool belt, tool bag, and tool box are in possession and on-hand when responding to work orders. Troubleshoots and completes mechanical-related repairs, to include HVAC-related repairs, on residential and commercial systems.
Performs routine electrical repairs. Troubleshoots and repairs or replaces door hardware. Changes out appliances such as dishwashers, refrigerators, and stoves and performs minor repairs and preventive maintenance on same, as directed. Troubleshoots and repairs residential and commercial kitchen equipment and appliances including refrigerated equipment and appliances. Performs routine plumbing repairs and minor carpentry tasks and serves as first responder for hot and cold calls. Performs other duties as assigned by Supervisor. DIRECT REPORTS: None.
INTERNAL CONTROL: Within the scope of position duties, responsible for seeing that operations are effective and efficient, assets are safeguarded, and applicable laws, regulations, policies and procedures are complied with. This position may handle confidential information and must treat such with appropriate sensitivity. PHYSICAL AND ENVIRONMENTAL DEMANDS: Work is performed both indoors and outdoors and the incumbent must be able to crawl and work in ceiling spaces and other cramped areas and be exposed to all types of weather conditions which include extreme temperatures (hot and cold) and rainy conditions.
Incumbent must be able to perform heavy physical work that may include occasionally lifting and carrying objects, equipment and supplies weighing up to 75 pounds unassisted and frequently lifting and carrying objects, equipment and supplies weighing up to 50 pounds. Prolonged periods of bending, squatting, reaching, and stair and ladder climbing are necessary, as well as maneuvering in and between buildings and offices of Blue Skies facilities and grounds. Few environmental hazards are present, although the threat of communicable disease exists. Mild cleaning products, waxes, and soaps are used in the immediate area.
Mild pesticides are used periodically to control bug infestation. WORK SCHEDULE: Core work hours are from 8:00 am to 5:00 pm, Monday thru Friday; however, work schedules and department needs, as well as special projects and assignments, may require working additional hours to include evenings, weekends, and holidays. Incumbent must be able to work rotating 24-hour on-call shifts, as scheduled. ATTIRE AND DRESS CODE: Uniforms are provided and will be worn in accordance with Blue Skies of Texas and departmental policies. Blue Skies employee ID badge or name tag must be worn at all times while on duty unless prevented by job duties or safety considerations.
Closed-toe, slip-resistant safety shoes must be worn. Personal protective equipment will be issued and worn as directed and training will be provided to ensure proper wear and safe operation of same.
