Primary Responsibilities: Complete apartment service tickets and log all assigned work orders accurately and in a timely fashion Manage vacant apartments by preparing them through the turnover process so apartments are ready to lease to new prospects Keep the grounds free of debris and trash Provide excellent customer service to residents Resolve electrical, plumbing, and appliance repairs,

Troubleshooting mechanical breakdowns. Adjusting mechanical parts using hand and machine tools. Fabricating parts for repairs and machine upgrades. Conducting
routine maintenance and safety checks. Communicating with the production team and maintaining a clean work area. Preparing and submitting maintenance reports.
Educationand Skills: Industrial Maintenance Technician Requirements: Must have at least five years of experience with complex troubleshooting of Production equipment. Previous - Work Experience- as an Industrial Maintenance Technician. In-depth knowledge of mechanical, pneumatic, hydraulic and electrical systems maintenance. Knowledge of primary and secondary power systems, motors, switch gears, electrical panels, lighting systems, and general equipment maintenance is a plus PLC Troubleshooting Qualified welder (MIG, TIG,
ARC, oxy acetylene, brazing/soldering, failure analysis, etc.
) Familiarity with OSHA safety standards and regulations. Must use appropriate safety gear to perform specific functions of the job Excellent troubleshooting skills. Completion a formal apprenticeship program preferred. Prior experience with DDC and EMS preferred. Valid driver's license required. Master Electrician license as dictated by local electrical codes. Excellent written and verbal communication skills. Strong organizational and analytical skills.

codes, regulations, governmental agency and Company directives related to building operations and work safety.
Applies electrical code to troubleshoot and resolve basic electrical wiring / circuitry problems, install and repair electrical equipment and wiring, roughing in feeders, branch circuit cables and circuits, splice electric or communication cables/trunk lines, and trimming out (finishing) electrical devices. Uses electrical test equipment, gauges and other measuring devices to test electrical equipment. Installs Direct Digital Control (DDC) systems per manufacturer's instructions. Performs device validation and system commissioning. Performs assigned repairs, emergency and preventive maintenance.
Completes maintenance and repair records as required. Responds quickly to emergency situations, summoning additional assistance as needed. Reviews historical maintenance records to develop proactive inspection, testing and preventive maintenance schedule. Operates company vehicle in a safe manner and follows prescribed routines to service locations in a timely manner. Performs other duties as assigned. No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance, and/or training to coworkers.
Coordinates and assigns tasks to co-workers within a work unit and/or project. Decisions made with thorough knowledge of procedures and company policies to achieve set results and deadlines.
