circumstances. Perform turnkey work in vacant apartments, including debris removal, repairs, replacements, painting, lock and key rotation, and inspections. Ensure the maintenance shop is organized, inventoried, and adequately stocked for make-readies, service requests, and routine maintenance.
Be on call for 24-hour emergency maintenance service, maintaining a professional demeanor at all times. Provide technical guidance to personnel engaged in the maintenance, repair, adjustment, or replacement of mechanical and architectural systems. Conduct preventive maintenance reports semi-annually and quarterly on various aspects of the property. Perform maintenance, repair, and operational tasks
on swimming pool equipment. Paint interior and exterior surfaces related to the apartment community.
QUALIFICATIONS HVAC or EPA certification preferred. Pool operation and maintenance experience preferred. Minimum 3 years related work experience preferred. Knowledge of electrical and mechanical aspects of appliance repair, knowledge of HVAC troubleshooting and repairs, basic understanding and competency in: electricity, refrigeration, plumbing, carpentry, appliance repair, and irrigation systems. Must be available for on-call duty related to the 24-hour routine maintenance guarantee. Physical Demands: Ability to lift objects up to 75 lbs. Bend, stoop, and twist into small areas. Reach overhead for extended periods, particularly for overhead repair work.

What you need: Two (2) year of experience in commercial construction low voltage systems. Experience with NFPA 72, NFPA 70, FIC, electrical wiring, NFPA and NEC codes. Exceptional attention to detail and communication skills. Proficient in following instructions in equipment manuals, comprehending, and composing these manuals into simple instructions. Demonstrate capability in following written and verbal instructions with
minimal supervision. Competence in reading and interpreting electrical plans , drawings, schematics, and specifications. Ability to pass various background checks when required.
Reliable transportation, valid State Driver's License with acceptable driving record for use of company vehicle. May require participation in on-call rotation. Desirable (but not required! ): Experience and/or training in one or more of specialized system(s). NICET I Certification. What you will do: Plan, direct, and coordinate activities concerned with the service of low voltage systems. Maintain proper Risk Management and Safety procedures on all job sites per VSC. to oversee project repair, testing, and completion. Manage delays, emergencies, damage and/or accidents at job sites to ensure proper procedures are carried out.

skills and judgment to safely execute his or her job. DUTIES The Service Technician reports to the Community Manager and is responsible for carrying out all maintenance of the property.
Including but not limited to all service requests, pool care, landscaping, grounds care, and preventive maintenance on a daily basis. Essential functions of this job: Regular attendance to work. Perform all maintenance and repair work (major and routine) for the apartments, supportive buildings, common areas, breezeways, irrigation systems, and grounds. Coordinate housekeeping and carpet & floors repairs as needed with vendors and Community Director. Perform and complete Preventive Maintenance Report quarterly on all Units, RSM 504, Leasing Office, RSM 505 and Laundry Facility, RSM 506. Perform maintenance, repair, and operational tasks on swimming pool equipment. Paint all interior and exterior surfaces related to the apartment community: includes parking lot striping, curbs, handrails, utility devices, and other painted or stained external units.
