Ensure that all maintenance tasks are completed in a timely manner, by completing them personally or delegating accordingly. Manage the process of handling maintenance requests in a timely manner. and available, to include SDS binder, Lead Based Paint, Mold & Mildew log, Pool log, Refrigerant log, EPA regulations and OSHA requirements. Schedule, monitor and maintain accurate records of expenditures, appliance replacement, carpet replacement, preventative maintenance, inspections (i.
e. fire safety, elevator, termite and roof inspections) Performs duties related to work orders and projects that include electrical, plumbing, drywall replacement/repair, painting, lock replacement, tile repairs, blind/window treatment and/or replacement, HVAC and A/C repairs. Ensure vacant apartment are made ready per our standards- scheduling vendors, flooring, painting, cleaning, replacing of appliance
and general repairs. Work within budget limits established. Maintain building inventory for cost effective operations.
Responsible for 24-Hour emergency maintenance call outs; carry mobile phone as required for on-call Maintenance. Complete grounds work, which may include picking up trash, sweeping curbs, and maintain areas around the dumpster. Monitor and maintain all building systems. Follows all company emergency procedures. Ensure safety standards are used which comply with all company, local, City, State and Federal guidelines. All other duties as assigned. Essential Qualifications, Skills, Education and Experience 3+ years of Maintenance Supervisor experience in multi-family/residential properties.
Must have working knowledge of all aspects of building maintenance including, but not limited to, electrical, heating, HVAC, carpentry, plumbing, appliance repair and make-ready unit turns. Must be able to work assigned hours as scheduled to include on-call and after-hour emergency calls. Must have EPA 608 type 1 & 2 or Universal certification. Must have a valid driver’s license, insurance and reliable transportation. CPO certification is required, Saltwater pool experience is preferred. Must pass the Maintenance Skills Competency Test. Must own and provide necessary tools related to assigned duties.
Must be able to use hand tools and maintenance equipment. Must be able to complete tasks in a timely manner. Excellent verbal and written communication, customer service and interpersonal skills. Physical Demands and Work Environment The employee will be exposed to indoor and outdoor work environments with frequent exposure to odors, waste, insects, pests and occasional exposure to confined spaces. The noise level changes on a consistent basis. The employee is regularly required to use hands to finger, handle, grasp with both hands, or feel; substantial movements (motion) of the wrists, hands, and/or fingers; reaching and pulling with hands and arms.
