Duties and Responsibilities Generally responsible for completing basic, routine tasks with detailed instructions. Maintains work area in a clean, safe, and orderly condition. Reports any irregularities to supervisor for direction. Responsible for adhering to/ensuring compliance with applicable safety and quality standards Performs equipment repairs, PM's, routine maintenance,
and other maintenance related tasks as assigned. This will include work outside of normal business hours and on weekends. Performs routine maintenance on building interior and exterior.
Works in a safe manner and recognizes unsafe situations. Performs general machine maintenance including repairs, PM's, and other maintenance related tasks Reads and interprets equipment manuals and work orders to perform required maintenance and service. Maintain maintenance records. Coordinate work with outside vendors performing repairs / upgrades. Tracking of maintenance activities through a computer program. Locate and order parts through vendors. To perform this job successfully, the individual must
be thorough and possess strong time management skills. Problem solving/analysis are also important.
Basic computer skills and the ability to learn/use maintenance software. Required and Preferred Qualifications Minimum of 2 years of relevant experience or any equivalent combination of education and experience that provides the required knowledge, skills, and abilities required. High School diploma/GED preferred. Must possess a Valid Drivers License. Must be able to obtain a certification to operate all required motorized material handling and rigging equipment. Clear oral and written communication skills, particularly legible handwriting required. Ability to show adequate manual dexterity, finger dexterity, arm-hand steadiness, and multi-limb coordination required.
Ability to read and comprehend written instructions as applied to work situations required. Basic measurement skills, including taking, converting, and/or using measurements of length, width, height, and weight to perform basic math computations correctly required. Basic arithmetic skills to calculate and convert decimals and fractions required. Ability to multi-task, prioritize, and manage time effectively required. Ability to make sound decisions based on a combination of factors including knowledge, experience, and judgment required.
Ability to develop and maintain good working relationships with supervisors and co-workers required. Appliance Maintenance : Trouble-shoot, diagnose and correct minor failures to air conditioning and heating units. Repair minor electrical and plumbing problems. Make Ready : Responsible for bringing units up to market ready condition in accordance to company standards. Some painting may be required.
Laundry room : Maintain laundry rooms to guidelines of the company. Pool Maintenance (if applicable) : Completion of daily chemical inspections, maintenance and cleaning to meet city codes and company standards.
Customer Service : Ensure that the property meets and exceeds company standards for resident satisfaction and is available for on-call emergencies (i. e. snow removal) per Community Manager's request. Perform other duties as needed.
