part of the community team, providing a high-quality living environment. Background Check: Must be able to pass a criminal background check. DUTIES: As a Porter/Groundskeeper, you will be responsible for the overall cleanliness and curb appeal of the community.

Your duties will include, but are not limited to: Maintaining the cleanliness and appearance of the community, including grounds, building exteriors, breezeways, leasing office, pools, amenities, and other common areas. Performing repairs and replacements within the scope of management responsibility. Reviewing daily work order priorities with the Service Tech/Community Manager at the beginning and end of each day. Complying with

company and community operating and safety policies and procedures.

Walking the grounds and delivering notices to all apartments. Complying with all state, federal, and/or local laws relating to Fair Housing. Assisting in preventative maintenance tasks, including HVAC filter changes, storm drain and sewer cleanout, lubricating, oiling, greasing, and checking mechanical systems. Assisting with landscaping for the community. Performing exterior/interior painting. Replacing exterior/interior light bulbs and globes. Picking up exterior and interior litter; emptying and sanitizing trash containers. Assisting the office and maintenance teams as needed (e. g. walking apartments, move-in/move-out reports).

Preparing vacant apartments for move-in. Ensuring all repairs/replacements are completed as necessary for apartments to be occupied. Ensuring all trash from apartments is cleaned out before, during, and after make-ready activity. Any and all other duties as assigned.
