is responsible for the routine cleaning, work orders, and maintenance of the Authority's apartment buildings and/or administrative areas within the Authority. Additionally, the individual in this position is responsible for coordinating and setting up chairs, tables, etc.
for the community programs held in the building and/or buildings of the Authority. This individual may participate in other minor office functions commensurate with abilities and knowledge. Job Functions Include but are not limited to: Cleans walls, floors, woodwork, stairs, halls, light fixtures, and walks. Sweeps, mops, vacuums, strips, and waxes floor surfaces. Dusts and cleans desks and other furniture; changes light
bulbs, repairs screens. Cleans building common areas including but not limited to : community room, laundry areas, trash compactor and trash rooms, public rest room areas including replenishing paper supplies and soap as necessary.
Empties trash receptacles and compactors. Cleans vacant units prior to occupancy. Sweeps sidewalks, curbs, and parking areas. Collects and carries away trash and debris for disposal as directed and keeps Housing Authority grounds clean of refuse and trash. Mows grass, trims and/or prunes shrubbery and trees, and performs general landscaping using hand and power tools. Shovels and removes snow as required. Replace or clean filters for A/C units and/or furnaces.
Reports any and all unsafe and unsatisfactory conditions existing on, or in, Housing Authority property to the Property Manager.
Minor building maintenance duties including painting, replacing light bulbs, repairing screens, hanging pictures, moving furniture and appliances, minor repairs in units and common areas. Assist with tenant move-ins and move-outs. Assist with deliveries. Deliver notices and bills to residents. Assists tenants by responding to emergency calls. Responsible for the care and security of tools and equipment entrusted. Maintains accurate records of daily activities and/or completion of work orders. Performs other related custodial duties as assigned and/or required.
REQUIRED KNOWLEDGE AND ABILITIES: Knowledge of and basic proficiency in the methods, practices, tools, and materials used in building maintenance and equipment. Knowledge of and basic skills in the use of custodial materials and equipment, and grounds maintenance materials. Ability to establish and maintain effective working relations with coworkers, residents, contractors, and the general public. Knowledge of the work hazards and applicable safety precautions of the assigned work. Knowledge of basic maintenance procedures and practices. Ability to understand and follow oral and written instructions.
Ability to lift heavy objects into and out of trucks and other carriers. Ability to operate gasoline-driven equipment such as power mowers, tractors, light trucks. Ability to perform manual work such as digging, shoveling, and sanding. Ability to complete written reports. PHYSICAL REQUIREMENTS: Ability to move or carry objects or materials (minimum 75 lbs. ). Ability to move, lift, or handle various pieces of furniture to facilitate cleaning. Ability to stoop, kneel, bend, or stretch in order to perform certain tasks. Ability to work while standing for extended periods of time.
Ability to work in hot, damp, cold, wet, or dusty conditions for extended periods of time. MINIMUM EDUCATION, TRAINING, OR EXPERIENCE: Graduation from high school or GED preferred. Any equivalent combination of education, training, and experience which provides the required knowledge and abilities may be considered sufficient. Full-time, Monday through Friday 8am-4:30pm. Pay Rate: $12.67/hour. Included Benefits: Health, Dental, Life and Vision benefits eligible after 90 days of employment. 13 Paid holidays per year. Perform preventative maintenance on machines. In addition, perform and complete other work as assigned by supervisor. All employees must follow all Graphic Packaging safety procedures and policies. DESCRIPTION OF TASKS: Adjust / Repair Machines Throughout Facility: Make adjustments and/or repairs to all equipment throughout the facilities to keep them operational. Perform Preventative Maintenance on Machines:
Follow weekly, monthly, quarterly, and yearly maintenance inspection sheets or PM tasklists for the blanker, leak tester, slitter, baler, stretch wrapper, Lid Lines, Brown 800, autobagger, pad locker, conveyor, robots, cup machines and any other production/ support equipment or facilities.
Rebuild parts and make identified repairs if possible or write up notifications. Perform Tooling Conversions: Remove, clean, install tooling for various machines such as cup formers, lid lines, etc. Make all necessary adjustments and set proper settings. Test run equipment and make sure product meets quality standards. Install New Machines: Jack up the piece of equipment to remove the skid.
Set down the machine and level its legs using a leveler. Run the conduit for all electric hookups. Run air and vacuum lines. Install printer if necessary. Install side paper roll stand. Set up cup tubing. Prep Machines for Production: Run the machines to produce products and evaluate their quality. Inspect the rim diameter, rim thickness, cup height, and test the cups for leaks. Validate lid form and quality checks after PMs or troubleshooting. If all test results are satisfactory, turn machine over to operators for production. If test results are unsatisfactory, make necessary machine adjustments and repairs.
Repair Parts: Pick up and repair worn and broken parts from the Parts Room. When repairs are complete, tag the part as 'o. k. ' and label the part with its part number. Install New Parts: Receive orders from manager. Sign out necessary parts from the Parts Room. Install the part onto the specified equipment such as a cup machine, conveyor, baler, up-ender, pad-lockers, shredder, compressor, or slitter. Assist Mechanic " A" Assist Maintenance Mechanic A's with their duties as needed. Act as Operator: As needed, fill in as a Operator for various departments such as cups, blanking, lids, etc.

Attention to detail is essential, as is the ability to read, analyze, and develop plans based on blue prints and assembly drawings/parts lists. Summary: COTA Manager of Vehicle Maintenance performs highly responsible professional and supervisory work overseeing all phases of bus maintenance operations.
Performs duties in alignment with the 2019-2024 COTA Strategic Plan and in support of the organization's vision To Move Every Life Forward. This Position is Responsible For: Ensures maximum availability of buses to meet service commitments by establishing servicing priorities through Vehicle Maintenance Supervisors monitors these activities to ensure adherence to established operational policies and procedures and keeps the Director, Vehicle Maintenance advised of same; Provides solutions to challenges of personnel, materials,
space, and quality of work through analysis of information and by visiting different shifts; communicates orally and in writing with the budget information, makes manpower and cost estimates and further determines cost-effective means to achieve objectives.
Develops cost benefit analyses; Oversees preventive maintenance programs and maintains necessary adherence schedules and logs for all assigned COTA fleet and equipment. Participates in vehicle selection and the development of revenue vehicle specifications; Ensures all buses are reliable (available as planned) to meet service commitments by working with the mechanics, and quality assurance to reduce and eventually eliminate component or small stoppages.
Works with the on shift supervisor and mechanics to effectively document work, work orders, parts and labor related to failures and provide valid and real time information for setting servicing priorities. Provides a team environment; develops time standards and new processes to enhance the reliability and look of the fleet. Provides high level analysis of failure trends through work orders and part usage. Utilizes Infor/EAM so it provides data on equipment failures and scheduled repairs, Preventative and predictive maintenance practices within COTA; Establish an effective maintenance program to improve troubleshooting techniques of equipment failure and repair.
Develop a program to decrease equipment failures and reduce downtime through development of key performance standards working with Quality Assurance. Identifies and plans needed training, creating job standards, correcting work habits, following established policies, and working with the Director of Vehicle Maintenance and Engineering and the Quality Assurance team; At Minimum You'll Need: Requires an associate degree in business administration or engineering and 5 years of experience in bus or truck fleet operation, public or transit maintenance, or similar field at the supervisory level in a union environment; or an equivalent combination of education and experience in business or public administration will also be considered.
