allocations DUTIES AND RESPONSIBILITIES:1. Perform regular maintenance and repairs to all rental and elderly units. This will include, but is not limited to: a. Remodeling, plumbing, carpentry or electrical projects according to assigned specifications.
b. Repairs, paints, or replaces building interior walls, trim, wood, brick, stone, and concrete. c. Assists other departments with moving furniture and unloading and storing supplies. d. Maintains and repairs buildings' plumbing and electrical systems, including but not limited to: replacing worn or defective parts such as switches, fuses, faucets and valves. e. Repairs or replaces defective equipment parts, using hand tools and power
tools. f. Performs preparatory work for maintenance activities, including gathering equipment, materials, and supplies, loading and unloading materials and laying out materials and equipment for projects.
g. Maintains tools and machinery in good condition and use tools and equipment carefully as instructed. h. Maintains accurate preventive maintenance records. i. Shovel, clean, and remove snow and maintain upkeep of grounds in winter.2. Follow procedures that ensure the security of inventory and assents such as tools, supplies, equipment, furniture, televisions, etc. replenishes supplies and inventory in a timely and efficient, manner, and minimizes waste.3. Participates in property safety
and preventative maintenance programs to ensure a safe, hazard free working environment.4.
Report all unsafe conditions or malfunctioning equipment to supervisor. Complete daily work reports regarding time, date, materials used, etc.5. Maintain inventory supplies and order as needed/required.6. Attend extensive training and in-service meetings.7. Contribute to a team effort and accomplish related results as required.9. Always practice excellent customer service skills.10. Adhere to all Oneida Nation Personnel Policies and Procedures, Departmental Standard Operating Procedures, and Area and Program Strategic Plans and Policies.11. PHYSICAL REQUIREMENTS/WORK ENVIRONMENT: Frequently stand, walk, bend, stoop, squat, and lift and/or carry up to fifty (50) pounds. Occasionally crawl, climb height, reach above shoulder, crouch, kneel, balance and push/pull; carry and/or lift to eighty (80) pounds without help and one hundred (100) pounds with assistance.
Work is generally performed in an outdoors setting with a high noise level. Exposure to natural weather conditions and temperatures, various dusts and mists, and normal debris and hazards common at outdoor sites may occur while performing outdoor duties. Prolonged standing and walking may be on uneven surfaces or unstable ground. A Tuberculosis (TB) Screening and/or a 2 step TB Skin Test is required within thirty (30) days of employment. STANDARD QUALIFICATIONS: Knowledge of OSHA safety standards.
Ability to operate and maintain tractor, loader, forklift, snow blower, snowplow, lawn equipment, hand tool, power tools and wood working machinery. Ability to work on call duties on a rotation basis and be available for snow removal outside normal work hours. Ability to be safety oriented. Ability to read blueprints. Ability to exercise good judgment in job assignments and personal capabilities and be able to communicate these needs. Ability to work with minimal supervision. Maintain strict departmental security, confidentiality, and quality to meet professional standards of the department.
Must be willing and able to obtain additional education and training. Must pass a pre-employment drug screening. Must adhere to the Nation? s Drug and Alcohol-Free Workplace Policy during employment. Must pass a background security check with the Oneida Nation in order to meet the Employment Eligibility Requirements, Tribal/State Compact and/or Oneida Nation Gaming Ordinance as they pertain to the position. A temporary license or Gaming License issued by the Oneida Gaming Commission is required as a condition of employment and continuing employment within the Oneida Nation's Gaming Division.
A valid driver? s license or occupational driver? s license is required. Must obtain a Wisconsin driver? s license or occupational driver? s license within thirty (30) days of employment if applicant has an out-of-state driver? s license. Must be authorized as eligible to operate a Tribal vehicle under the Oneida Nation? s Vehicle Driver Certification and Fleet Management Law prior to actual start date. High School Diploma, HSED Diploma or GED Certification; applicants age fifty (50) and older are exempt from this requirement; three (3) years of work experience with carpentry, electricity, plumbing and HVAC systems and/or equivalent combination of education and experience may be considered.
