This position serves as the principal manager of all credit union facilities. Responsibilities include direct, manage and control the operations, maintenance and functions for all credit union facilities
including leased spaces, owned branches, and corporate office location assuring the effective functioning of all credit union facilities to provide an efficient and safe working environment for team members by using best business practices to manage resources, services, and processes to meet the needs of the credit union.
This position acts as a buyer/facilitator of equipment and services for the credit union. This position will also manage all maintenance and construction functions including vendor management related to credit union facilities. RESPONSIBILITIES: Directs planning, coordination and implementation of projects providing oversight and guidance to the credit union's third-party
building maintenance vendor. Prepares, maintains, and implements a written one to three year facilities management program including preventative maintenance and life-cycle requirements.
Develops and maintains a facilities preventative maintenance inspection program for the purpose of ensuring that all facilities are well maintained, fully operational, and meet OSHA and other regulatory requirements providing a healthy and safe work environment. Oversees and manages facility space including office assignment planning for maximum efficiency. Oversees and manages daily facility central services including but not limited to security, cleaning, repair, plumbing, electrical HVAC, structural, paint, elevator, appliances, waste disposal, grounds maintenance, and parking.
Participates in vendor selection and coordination and maintenance to ensures adequate vending services are provided. Acts as primary liaison with various facilities related contractors and vendors in planning and coordinating all installations and refurbishments. Conducts research to locate suitable vendors for service needs. Manages and processes requests for proposals/bids/quotes and negotiates best outcomes (price and service) for the credit union. Oversees effective payment and invoicing reconciliation process.
Provides overall leadership monitoring vendors' performance to ensure service agreements are met and that maintenance services follow procedures; takes corrective actions as needed. Executes contracts within authority limits; obtains legal opinion/assistance as warranted. Oversees the preparation and execution of annual budget requirements relating to the credit union's equipment and facility needs. Manages all OREO properties including repair and preparation for sale. Selects and collaborates with the realtor contracted to sell OREO properties. May manage a facilities staff.
Ensures compliance with applicable regulations and laws (OSHA, ADA, Safety, etc. ) in conjunction with HR and other management. Maintains knowledge of applicable statutory, regulatory, and administrative requirements related to facilities. Complies with all credit union safety and risk management policies and procedures. Available to work flexible schedules including occasional nights and weekends. Responds to facility and equipment alarms and system failures. Attends meetings as required; reports to work on time and as scheduled; adheres to facility dress code. May perform other duties and responsibilities as assigned.

Two-year degree in applicable field with 5-10 years if experience may be substituted. Certified Facilities Manager designation preferred; contractor's license preferred. Working knowledge of electrical and mechanical systems, procurement and contracts, and a sound knowledge of health, safety, and environmental regulations (OSHA, ADA, Safety, etc.
