ESSENTIAL DUTIES AND RESPONSIBILITIES: Perform regular maintenance on all mechanical, emergency, structural, plumbing, electrical, HVAC, general equipment, and other operating systems.

Install, repair, and replace mechanical, emergency, structural, plumbing, electrical, HVAC, general equipment, and other operating systems as needed. Monitor and operate energy management system, mechanical, emergency, structural, plumbing, electrical, HVAC, general equipment, and other operating systems as required. Perform general maintenance in and around the facility to include

painting, carpentry, plastering, landscaping, pavement repair, cleaning, and other duties as needed. Assist other departments as needed to insure efficient operation of the Convention Center.

Maintain log on equipment maintenance. Maintain inventory; requisition supplies as needed. Monitor building condition, report problems. Assist vendors with provision of service to events. Assist contractors with performance of maintenance contracts and provision of service to building. Oversee event sub-contractors to ensure safe interface with building systems. Operate machinery and use tools as needed. Provide technical support in the planning and implementation of events. Provide technical and

other support in event set up. Practices and enforces a safe and healthy working environment by enacting ASM Global policies including Venue Shield and other third-party certifications as guided by management.

Strictly practice any and all guidelines issued by governmental agencies and report those who fail to adhere to expectations. Anticipates problems and provide appropriate solutions, keeping operations management team informed of changes. Assures facility readiness and smooth operations of events for first class customer service. Works collaboratively with internal and external partners on the efficient execution of department responsibilities without impeding or delaying the work of others.

Utilizes multiple computerized task management systems and ensures completion of assigned work. Enforces employee dress code and grooming standards. Coaches team members in a manner that yields continual productivity and promotes an engaging work environment. Gains an intermediate understanding of union guidelines and how to work efficiently within them. Inspects completed work for compliance to company standards and client needs. Understand and embrace the Green/Sustainability Initiatives; promote adherence through following expectations and coaching of operations department team members and colleagues.

Perform various landscaping and on-site snow removal functions and duties. Follows and enforces company policies for team members ensuring utmost safety regulations; Adheres to all ASM Global Safety Policies and Procedures while performing within all OSHA guidelines. Performs other duties, tasks, or special assignments/projects as assigned. Respond to visual and audible alarms from building automation and life safety systems. Make immediate decisions and communicate with all users of the facility in an emergency situation. Regular attendance is an essential job requirement.

Position requires the ability to work at all ASM Global facilities in Wichita. Work extended and/or irregular hours including nights, weekends and holidays as needed. Other duties and responsibilities may be assigned. SUPERVISORY RESPONSIBILITIES: Directly supervises Maintenance Techs in the Operations Department. Carries out supervisory responsibilities in accordance with ASM Global policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding; disciplining employees in conjunction with Human Resources; addressing complaints and resolving problems.

QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. SKILLS REQUIRED: Knowledge of general plumbing, electrical, and HVAC techniques and systems?

Ability to hear clearly voices, alarms, bells and horns (at a minimum of 85 d B) and to speak clearly and audibly. Ability to understand and follow simple directions communicated both orally and written. Ability to take direction from multiple supervisory and management staff. Ability to use hand and power tools and equipment common to the construction trade. Ability to read and interpret documents such as safety rules and instructions. Familiar with standard concepts, practices and procedures of the construction industry including operation of tools and equipment according to established safety.

Maintenance skills must include the ability to drywall, replace and repair hardware, paint, cut and replace ceiling tile and replace fixtures; minor furniture repair a plus. Ability to work safely and efficiently with machinery. Ability to work with minimum supervision and understand verbal and written instructions. Ability to work flexible hours including nights, weekends and holidays based on the event schedule? Hours including nights, weekends and holidays based on the event schedule. Must have ability to possess and maintain current OHSA Forklift and Personnel Lift Certification.

Welding Skills a plus. Ability to write routine reports and required correspondence. Demonstrate a positive attitude? Operate equipment such as light trucks, pallet jacks, forklifts, boom lifts, scrubbing machines or other light power driven equipment. Work effectively under pressure and/or stringent schedule and produce accurate results. Work independently, exercising judgment and initiative. Maintain an effective working relationship with clients, employees, exhibitors, patrons and others encountered in the course of employment. Be licensed and insured to operate a motor vehicle in the United States.

Remain flexible and adjust to situations as they occur. EDUCATION AND/OR EXPERIENCE: A minimum education level of: High School Diploma or its equivalency? Minimum of Five (5) years in the maintenance or construction of a commercial facility. Working knowledge of maintenance or construction trades and practices. Minimum of two years supervisory experience. Maintain a valid drivers' license or have willingness and ability to obtain for required equipment operation? Ability to speak, read and write in English? Willingness to work any shift or as needed (irregular hours) PHYSICAL DEMANDS: While performing the duties of this job, the employee is required to walk extensively, occasionally required to kneel, climb to high walkways or balance.

The employee must occasionally lift and/or move up to 75 pounds. Ability to use hands to finger, handle or feel, reach with hands and arms. This position requires work inside and outside of the building and some exposure to adverse conditions.
