the construction loan disbursement process on residential construction loans. The incumbent is responsible for approving loan draw requests submitted by the builder or borrower, and disbursing loan funds for work completed, verified by an inspection. This person is the main contact for all communication with the builders and borrowers through the entire project build and all tasks and documentation associated with this process.
Primary Responsibilities: Reviews and approves construction draw requests made by the builder or borrower, determines if the amount requested is reasonable based on work completed, as noted by an inspection. Works closely with the builder, borrower, inspectors
or appraisers, and other entities to facilitate a smooth construction project. Initiates or approves wire transfers, cuts checks, or works with a branch to issue checks for approved loan disbursements.
Manages and enters 1099 information for loan disbursements made to the builder, if applicable. Identifies all projects in a flood zone, making sure a flood insurance policy is in place prior to any disbursement being made. Executing construction loan documents as needed. Preparing any construction loan addendums, borrower's authorization, or any other specialty documents required by unique circumstances of the building project. Set up profiles for the builder and borrowers in the Built
platform. Maintaining all information in Built to include updating the budget as disbursements are made, verifying all disbursement documents match.
All communication documented in the comment section with, the builders, borrowers, inspectors, or any other entity related to the project. Enter all required dates into the CORE system and Built for all reports to pull correctly. Follow up on all permits, no draws in 90 days, and all aged loans. Updates to be documented in the Built system. Performs other related duties and projects as assigned.
