DUTIES The Leasing Consultant reports to the Community Director and is responsible for but not limited to meeting with prospective residents, residents, vendors, and all guests of the community. The Leasing Consultant will serve as the first impression to all those who visit our Leasing Office. Emphasis will be placed on service and the ability to offer ideas and suggestions for appropriate marketing/leasing plans and have
the ability to carry out those plans in accordance with the Section 42 Guidelines, The Fair Housing Act, and Rich Smith Policies and Procedures. Assist with all activities related to leasing apartments.
Handle telephone calls including retrieving messages and returning calls. Use the Telephone Techniques and Telephone Log as outlined in the Introduction to Leasing Manual. Greet, prequalify, demonstrate, and follow up with prospects in accordance with the procedures as outlined in the Introduction to Leasing Manual. Successfully overcome objections and practice closing techniques as outlined in the Introduction to Leasing Manual. A closing ratio of 50% or greater is required. Obtain pre-approval
and final approval, conduct move-in orientation, move in inspection, execute all documents, verify the utility accounts have been transferred into the name of the resident, and collect all monies due prior to releasing the keys to a new resident.
Assist with the process of re-certifications in accordance with the Section 42 Guidelines and Rich Smith policies and procedures. Handle and accurately complete all paperwork and reports associated with leasing activities. Maintain files of leasing paperwork and input leasing data into computers accurately and in a timely fashion. Process all applications for move-ins and re-certifications in accordance with the Section 42 Guidelines.
Submit completed move in and re-certification files to Compliance for audit. Work as a team with other employees on the property. Notify the Community Director of all conditions that are unsafe or are areas of concern. Ensure the leasing desk is neat, organized, and adequately stocked. Follow the Fair Housing Act at all times. Conduct work using sound safety practices. Maintain positive resident relations by responding to residents in a friendly, professional and timely manner. Place a strong emphasis on customer service in every action on the job, and help instill this value in co-workers.
Interact with residents and see that they are satisfied. Assist Community Director in other duties as deemed necessary by property circumstances or situations. QUALIFICATIONS Requirements1 Year leasing experience required! Great verbal and written communication skills. Outstanding focus on customer service! Ability to handle all basic office tasks (i. e. typing, filing, scanning, faxing, answering telephones, etc). Ability to multi-task and prioritize in a very busy environment. Excellent organizational and time management skills. Physical Requirements: Extensive mobility and good physical condition.
Must be able to perform the physical functions of the position, which may include, but are not limited to: ability to walk property, including multiple flights of stairs, to complete physical inspections, deliver resident communications, and show apartments. Be able to effectively communicate with residents, staff, supervisors, vendors, etc. Must be able to lift a minimum of 60 lbs. to facilitate vacuuming, moving office furniture and lifting of supplies.
