Daily Duties: Works in support of the Maintenance Technician and Production Management when directed. Completing minor repair work, which includes repairing doors, locks, door frames and handles as well as replacing light bulbs, sockets, switches, and window glass.
Performing basic plumbing tasks, which includes unclogging drains as well as fixing leaking faucets and toilets. Performing regular cleaning duties, which includes sweeping, dusting, mopping, and vacuuming. Maintaining all outdoor areas, which entails mowing, trimming, and edging the lawn as well as shoveling snow and ice as required. Inspecting control panels and electrical wiring to detect any issues that require immediate
attention. Taking inventory of maintenance supplies and notifying the Supervisor of low or depleted supplies. Promptly responding to requests for emergency repairs and clean-ups.
Ensuring that all maintenance equipment is in good working order. Comply with all safety and health regulations Performs corrective and preventative maintenance to repair or modify defects. Maintains operating conditions of facilities and equipment; provides job completion notification through various communication formats. Provides ideas to address tough challenges based on mechanical maintenance experience. Assembles and test parts as needed, such as various pumps, valves, laboratory equipment, heaters, compressors,
and other mechanical system parts using common hand tools, power tools, and welding torches.
Recommends electrical equipment, materials, sizes, and other working data for supervisory approval based on past practices, basic data tables, and technical references. Analyzes and repairs specialized equipment heavily dependent upon electrical controls, electro mechanical mechanisms, and related components under general direction. Obtains required tools, equipment, and instruments; maintains and stores them as necessary. Replaces fuses, light bulbs, circuit breakers, electric switches, and other electrical equipment following electrical specifications.
Operates a variety of maintenance equipment including but not limited to, power hand tools, forklift, and electrical diagnostic testing instrument. Assist the Resident Services Supervisor with inventory control and utilization of maintenance materials. Keep all storage and maintenance shop facilities and all other equipment clean and in orderly working condition. Complete work orders within 24 hours, as directed, unless otherwise stipulated.
Maintenance requests whether complete or incomplete must be returned daily to the maintenance supervisor if available, otherwise, to the Community Manager. Assist the Resident Services Supervisor in annual apartment inspections. Assist in the scheduling and turning of vacant units prior to resident occupancy. Maintain up-to-date knowledge regarding current contracts with vendors and suppliers. Contribute to the team effort by being aware of and relaying information regarding the apartment community's general appearance and conditions. Possess knowledge regarding water and gas meter shutoffs, all apartment and fixture shutoffs, and sewer cleanouts.
Ensure storage areas and entrances are locked as required throughout all common areas of property. Assist in apartment check-in and check-out inspections as directed. Must be conscious of a safe work environment. Must possess a valid California Driver's License and automobile insurance in order to drive for business purposes or have reliable transportation. Must attend company sponsored events that relate to the development of the team, which, from time to time, may include overnight stay at locations away from the employee's home. Must be able to read and speak English or read and speak English and Spanish, as appropriate to the resident base, in order to effectively communicate between the Resident Services team and residents as well as between co-workers and supervisors.
Other duties as may be needed or required under the direction of the Community Manager or other supervisors. SKILLS Must be able to work with minimal supervision and select from written instructions and established protocols to accomplish assigned tasks. Since duties and tasks are frequently non-routine must be able to resolve challenges logically and know when to refer more complex issues to a higher level.
