JOB SUMMARY: The Lead Janitor is a line position that supports the Housekeeping Supervisor or Director of Housekeeping by performing special cleaning tasks, set-up services and regularly scheduled custodial duties within the facility, and keeps the supervisor informed of activities in the janitorial department.

ESSENTIAL FUNCTIONS: Includes the following. Other duties may be assigned as necessary. • Provides quality Customer Service efficiently to residents, families, co-workers and vendors

in a manner to ensure satisfaction. • In the absence of direct supervisor, is responsible for directing work of janitorial staff, making decisions based on room assignments and coordinating services with other departments.

• Assists in the training of new hires. Provides in-service to janitors as directed. Makes sure that janitors are using proper safety equipment and proper lifting techniques. • Maintain an appropriate inventory of supplies for the janitorial department and shall control the use of these supplies and services. Notify the Supervisor when supplies are low. • Perform special cleaning for residents, including carpet cleaning with equipment and hard floor maintenance as instructed.

Cleans interior and exterior windows. Performs light maintenance duties assigned, which may include changing light bulbs and minor repairs.

Assist with the efficient operation of the facility and participates in relevant activities. • Oversee setups and breakdown of all events, campus events, staff meetings and in-services. • Make recommendations to Housekeeping Supervisor or Director of Housekeeping for changes in the operation of janitorial services, which may improve quality of service. • Maintains contact with Housekeeping office to respond to emergency and special custodial needs, cover for absent staff, inspect resident accommodations when a problem is reported and any other duties that may require immediate attention.

• Reports when equipment, structures, or furniture needs repair. Immediately completes a maintenance or housekeeping work order if necessary. • Makes reports to Director of Housekeeping regarding staff performance, work assignments and other housekeeping issues. • Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws which may include training employees; planning, assigning and directing work; appraising performance; addressing complaints and resolving problems.

• Follows department safety standards, practice correct body mechanic techniques and participate in campus-wide safety programs. • Performs all duties in a safe and efficient manner. Wears PPE/safety equipment as required for the job. Reports any safety hazards and/or accidents to supervisor. • Attends all mandatory in-service meetings. Complies with all department and facilities policies and procedures. JOB REQUIREMENTS and QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Ability to perform these operations using units of American money and weight measurement, volume, and distance.
