Provide technical assistance to Maintenance Planners and Supervisors for creation of job packages for all classes of equipment such as fixed (i. e. tanks, pipe, etc. ), rotating equipment (i. e. mechanical seals, turbine overhauls, bearing designs, etc. ), I&E (i. e. analyzers, flow meters, switchgear, etc. ). Work with Planners/Schedulers/Maintenance Supervisors to establish work processes that will help improve efficiency
of the scheduling and execution of daily, weekly, and monthly work orders to improve the management of the backlog especially of regulatory PMs.
Performs field audits regarding planning and scheduling effectiveness. Assist with Process Safety Management (PSM) compliance as it relates to mechanical integrity, engineering design, relief devices, process safety information, maintenance related procedures and all applicable document retention requirements. Routinely reviews backlogs and/or MI compliance reports to ensure all critical PM/PDMs and MI inspections are scheduled/completed within established time limits. Establish, track, communicate, and improve Maintenance KPIs and metrics that demonstrate the effectiveness of the Maintenance Work Processes.
Be a custodian of the plant s HSE policies and procedures, particularly as it relates to design, planning, and field execution of work. Supports Reliability Engineer with optimization of preventative, predictive, and condition-based maintenance based on failure and inspection history. Coordinate the administration of the program including the control of all data and the specification of the content and frequencies of work and inspections. Support Operations and Maintenance on troubleshooting failures, repairs and evaluating whether the equipment is designed to meet its intended or existing service conditions.
During repairs, closely follow jobs to ensure that repair details such as clearances, tolerances, materials of construction, welding procedures, etc. are provided and documented. Provide technical support and involve asset subject matter experts and suppliers/vendors as needed. Ensure repair techniques, repair procedures, and equipment-specific training are documented and made available. Provide technical support for specification, identification, and purchasing of needed parts and equipment.
Coordinate and direct Predictive Maintenance activities such as vibration analysis, ultrasonic inspection, thermography, and oil analysis. Provides equipment surveillance to assure performance as expected or impending issues are recognized and acted proactively. Works closely to assure equipment health is monitored and when actions are necessary works closely with Maintenance and Operations to develop effective mitigation actions. Recommend (to Operations and Maintenance) items to include in turnaround work. During turnarounds, ascertain conditions of mechanical equipment--working with Inspectors and Maintenance personnel.
Provide input into post-turnaround reports. Oversee Management of Change process pertaining to maintenance activities. Leads Root Cause Failure Analysis (RCFA) teams to diagnose equipment failures and drive corrective actions utilizing expertise on failures and repair techniques. Shares improvement bulletins and RCFA learning s with all sites and with the Reliability Network. Evaluates and produces MI Alert Reports. Implement and monitor the effectiveness of corrective actions on a regular basis resulting from RCFA s, audits, and backssments. Work with operators to maintain/operate equipment in excellent working condition through the generation/updating of Standard Operating Procedures and training.
Identify, evaluate, and implement knowledge and good practice transfer between the plant engineers for technical optimization. Develop Maintenance SOPs and train technicians and supervisors. Provides technical input on Capital/Expense projects and equipment specifications and manages small capital projects as needed ensuring they are completed safely, on-time, and on budget. Champion maintenance technologies and their application in the plant.
Keep and update the technical documentation and records for archives management. Represent their plant and actively participate in the Maintenance Network meetings sharing any learning events and leveraging in any actions from others learning events. Utilize this Network to drive the effective implementation of Total Productive Maintenance (TPM) program. Actively participate in plant s capital and expense planning process. Actively participate in plant s HSE activities and training. Requirements: Bachelor s degree from four-year college or university or equivalent combination of education and experience.
Mechanical engineering preferred. 2+ years of relevant maintenance and reliability experience, preferably in a chemical, petrochemical, or refinery production plants with emphasis on planning, scheduling, and executing maintenance activities. Planning and Scheduling job packages. PM planning and execution. API, ASME, ANSI Codes and Standards Formal Root Cause Failure Analysis (RCFA) training/certification SAP experience Strong knowledge of applicable HSE procedures/practices such as Permit to Work, Energy Isolation, Respiratory Protection, PPE, Emergency Response Understanding of Maintenance/Process Technology to include vibration analysis, Lubrication, thermal imaging and temperature measurement, flow measurement.
Electrical testing and motor current analysis, Leak detection, Corrosion monitoring, Process parameter monitoring, visual inspection/observations. Ability to work with all levels of organization and sell ideas through presentations. Ability to instruct and train others. Proven analytical troubleshooting/problem-solving skills; able to apply them to backss and improve equipment reliability. Detail oriented, data-based decision maker. Responsibilities and Duties: Maintain timelines and work schedules in accordance with the preventive maintenance program. Check work orders and night reports for any problems. Make rounds checking these problem areas and note any information needed or safety concerns in the hotel. Schedule work in accordance with preventive maintenance program in rooms, coordinating with the Executive Housekeeper and Front Office. Perform electrical work orders: a) Replace light switches. b) Reset circuit breakers.
c) Replace wall plug receptacles. d) Replace fluorescent light ballast. e) Replace the electrical solenoid valve. f) Replace small motors. g) Use test equipment; multimeter, voltage tester, amp probe. Perform plumbing work orders: a) Unplug sinks, toilets, garbage disposals and drain lines. b) Repair or replace valves, gate, globe, ball, solenoid valves. c) Replace washer, gaskets, vacuum breakers, toilet seals. d) Work with different types of pipe including conduit, copper, black, cast iron and pipe hangers. Perform Preventive Maintenance work orders: a) Monitor and maintain all laundry and dry cleaning equipment.
b) Monitor and maintain all kitchen equipment. c) Maintain guestrooms using Rooms Preventive Maintenance Program Punch List. d) Change air-conditioning filters every month. e) Check HVAC equipment; change filters, belts, bearings and lubricate as necessary. Also check for unusual noise or vibration, adjusting as necessary. f) Change or repair locks as needed. g) Cut and mark keys for guestroom key inventory. Check and test-run emergency generator weekly. Perform general maintenance to guestrooms and public areas. Assist electrician, carpenter, plumber and painter in all phases of repair work.
Assist other engineering personnel as instructed by supervisor in regards to routine and preventive maintenance Maintain cleanliness and organization of the work area to include: a) inventories b) requisition (receipt and storage) c) trash removal and clean up Maintain the proper use, cleaning, maintenance and storage of all tools. Handle chemicals for designated uses/surfaces. Ensure security of any assigned keys.
