requirements of the Maintenance Technician 2 are below. Organizational Responsibilities: Responsible for representing Greenleaf to residents, team members and the community. Understand, follow and enforce strict adherence to safety regulations and safe work practices.
Accountable to team members for your personal and career goals. Train maintenance team members to set specific goals and determine milestones. Train and promote safe work practices among on-site staff. Maintain industry certifications (ex: EPA, HVAC, etc. ). Financial Responsibilities: Monitor multiple property budgets and spend categories for maintenance. Prepare and submit daily maintenance reports to the property manager.
Build turnover budgets. Property Responsibilities: Proactively completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
Completes the make-ready process to prepare vacant units for leasing by completing the move-out inspection, creating a list of maintenance work needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work. Assists in maintaining the grounds and common areas by picking up trash/debris
and performing general cleaning. Work with property manager to prioritize maintenance issues and manage schedules.
Utilize technology to improve daily communication and function. General Requirements: Must be authorized to work in the US. Minimum of 2 years experience in drywall, HVAC, electrical, plumbing, and appliance repair. High School diploma or equivalent. Must have EPA Universal or Type II Certification, HVAC Certification, have tools and reliable transportation. Spanish speaking a plus, but not required. Able to manage time and prioritize duties for multiple properties across our portfolio. Position can require heavy lifting, working outside, and in severe weather conditions.
