allowance designation and validate assumptions made Review final contracts (POs and Work Orders) for accuracy Provide input, coordination, and problem-solving at all stages of design that relate to construction and pricing Review documents for completeness; verify that previously accepted cost management suggestions are incorporated; provide constructability and check-set review comments to the design team to ensure quality Prepare & update the subcontractor/vendor list as necessary Identify, cultivate, and attract new subcontractors and vendors; develop, maintain, and enhance relationships; demonstrate knowledge of subs in various trades and regions Prepare Bid Packages to send to subcontractors - Communicate scope, pricing breakdown, alternates, etc.
to bidders Issue bid invitations to subs/vendors - Ensure adequate bid coverage for each trade package (receipt of 3 bids minimum, 4 to 5 preferred); generate interest and get commitments on sub participation; obtain local participation to meet project needs Perform/manage document distribution - Ensure complete inventory of documents; distribute plans, specifications and all other pertinent documents to subcontractors Lead pre-bid conferences and/or perform job site visits, as required Appropriately address questions to architects/engineers for clarification Obtain and incorporate adequate costs in estimates to match contract terms and maximize profits (self-performed work, special conditions, labor burden, insurances, permits, bonds, taxes, licenses, contingency, fees, etc.
); coordinate with the project management team as needed Fully analyze / scope subcontractor and vendor bids - Verify proper and complete scope; establish consistency between bids to allow evaluation of apparent low bidder; coordinate scope with other trade packages Ensure that all work scope items from the scope review are included in the estimate and that all costs are properly documented Assemble complete estimate based on review of project requirements Produce conceptual and schematic estimates; review and analyze historical cost information to develop and/or adjust estimates Provide alternate systems evaluations between milestone estimates, if required Evaluate labor pricing/production for specific projects and/or locations; demonstrate proficiency in material, labor, sub, and equipment pricing for all trade disciplines Assemble general conditions estimates for review by the manager Prepare innovative, technically creative cost management reduction options to resolve budget issues and meet project budget Coordinate preparation and assembly of complete, well-formatted estimate presentation/report Transfer/roll completed estimates to accounting/operations budgets Organize and file data for historical cost purposes Assist in the development and actively participate in the achievement of long-range strategies for estimating functions Assist with the preparation of RFP responses and sales presentations; attend pre-proposal meetings, as required Strive to create and maintain good relationships with subcontractors and vendors Manage 1-3 estimators to ensure deadlines are met and functions above are being performed Train/mentor estimators on drawing review, scope preparation, estimate assembly, and constructability issues Meet with project teams to understand the accuracy of estimates during the course of projects and incorporate lessons learned into the strategy for future projects Manage pre-construction planning with project teams including phasing plans, and initial schedules, and understanding project-specific needs to make sure costs are captured Lead pre-construction meetings with project management teams and development teams SPECIFIC EDUCATION OR EXPERIENCE: Minimum of 4 years experience in the construction field (estimating or project management) 4 Year College Degree (Construction Engineering/Building Science/Construction Management Focus) Proficient with blueprint reading, and document interpretation for all design disciplines Proficient with communication of planset/bid package requirements to subcontractors Demonstrate effective use of technology with estimating related computer software (Planswift, Excel, Bluebeam, Pro Core, Word, Outlook, MS Project) The Elmington Experience We're creating a different kind of company at Elmington.
