Knowledge of: spatial design as related to standards; drafting tools and techniques; proper application of materials; engineering principles and disciplines, electrical theory, mechanical theory, structural and construction standards, ADA regulations, code interpretation, formula calculations; contract development; project sequence.
Skill in: preparing clear, accurate, professional documents; directing the work of a project team; problem-solving and decision-making. Ability to: understand and interpret complex legal and technical documents;
communicate and negotiate project requests to a wide variety of clients including staff, administrators, faculty, students and professional; confirm plan accuracy.
Preferred Qualifications: Current Sediment & Erosion Control Inspector’s Certification. Engineering and/or construction management education, training, and experience. Degree in Architecture/Environmental Design, Construction Science, or related field. Experience in working with the Texas Historical Commission. Experience working on historical preservation projects. Construction project coordination experience in Higher Education. Experience in Auto CAD. Job Description: Responsible for planning, designing, estimating, scheduling,
directing, and inspecting intermediate to large-scale renovation and capital construction projects to ensure objectives are met.
Assists the Project Manager in determining risks, assists in managing complex stakeholder and subject matter expert groups, and performs program validation. Monitors the construction process and ensures that projects are completed within prescribed timeframes, funding parameters, and according to specifications. Uses technical knowledge to ensure that components, systems, and equipment complement the project. Job Duties: Meet with project requesters and analyze requests. Plan, design, estimate, schedule, direct and inspect large-scale renovations to ensure objectives are met.
Review specifications for goods and services by researching associated vendor data and referencing applicable codes, regulations and University standards. Review project documents at each contract stage. Manage, monitor, and direct contractors, architects, engineers, and consultants on various projects, as assigned Inspect all materials delivered to the project for compliance with specifications and approved drawings. Coordinate, schedule and inspect daily work. Maintain necessary job records, to include plans and specification, changes thereto, shop drawings, contractor’s daily log/reports, correspondence, read field reports, and other similar documentation, recording significant information on the work, such as the impact of the weather and workforce strikes, as well as any instructions given to the contractor.
Direct testing laboratory personnel where testing is required. Provide interpretation of contract requirements. Refer items of question or items in dispute to the Architect/Engineer. Advise the contractor and subcontractors to maintain and coordinate as-built drawings. Establish punch list items jointly with A/E and contractor for completion and general compliance with the Contract Documents and follow-up.
Review contract documents prior to bidding and furnish comments to Planning, Design and Construction Director, Associate Director, and Project Manager. Obtain from the Architect further details or information, if required, for the proper execution of the work. Review and backss sketches and directive for University construction standards and related code compliance. Assist the contractor in interpretation or decision-making on all matters needing clarification regarding University-specific needs to the contractor.
Maintain personal construction log, recording significant information of the major projects. Prepare and present contract change orders and addendums. Negotiate with Contractors, as needed. Provide professional written and verbal communication with administrators, faculty and staff. Prepare plan review documents and reports for the Construction Project Manager, Associate Director and Director. Maintain technical competence and enhance personal development through continuing education. Review technical periodicals; attend technical seminars and conferences; attend personal development classes, as needed.
Travel between the San Marcos and Round Rock campuses may be necessary, depending on project assignments. Provide oversight and guidance to CMI & CMII assisting with project.
